Everyone waits for the headline that says, “The market has bottomed.”
That’s not how it works.
Markets don’t announce themselves. They shift quietly. And if you know where to look, the signals are there long before the broader public catches on.
One of the clearest signals?
The locals start buying.
Over the past week, I’ve watched several local investors and developers quietly snatch up properties in Cerritos and Pescadero.
Not because of hype.
Not because of speculation.
Because the numbers make sense.
There are currently homes on the market that are trading at, or even below, what it would cost to build them today.
Let that sink in for a second.
In a market where construction costs have risen significantly over the past few years, finding a finished home at or below replacement value is rare. And when it happens, it usually does not last.
This is the moment smart buyers wait for.
Not when everyone is talking about real estate.
Not when prices are climbing and competition is high.
But when opportunities exist quietly, before they become obvious.
Buying below replacement cost creates immediate value. It also gives you a level of downside protection that simply does not exist when you are buying at peak pricing.
It is one of the simplest, most timeless investment principles, and yet it is often missed because people are waiting for certainty.
The reality is, certainty usually shows up after the opportunity is gone.
What makes this window even more interesting is where we are in the lifecycle of this area.
Cerritos Beach and Pescadero are still in a growth phase. Infrastructure is improving. Demand continues to increase. And more buyers are discovering the Pacific side as an alternative to Cabo.
At the same time, we are seeing moments, like right now, where pricing temporarily disconnects from replacement cost.
That is where opportunity lives.
Here’s the part most people underestimate.
These properties do not sit forever.
They get picked off. Quietly.
Usually by people who are already here, already watching, and ready to act.
By the time the broader market realizes what is happening, the best opportunities are gone and the conversation shifts to “I wish I had bought when…”
